COVID-19 Impact on VKF Operations

Good afternoon,

Since we are not able to get together in person due to the Covid-19 Virus, we wanted to send this email with some information and updates on what has been happening the last couple of months.

1) Monthly Board Meetings: Since we are not able to gather in groups larger than 10 people, we have not been able to schedule our monthly meetings. Unfortunately, our by-laws do not currently allow for virtual meetings. We have consulted the association attorney and are working to change the by-laws; however, it will take some time and require approval at the annual meeting.

2) Annual Board Meeting:  Along the same lines as the monthly meetings, groups cannot meet. We have been in touch with the DoubleTree Hotel, asking that they let us know as soon as they are open to accepting reservations for large group meetings. We will let you know when we have more information.

3) Pools: The state has issued directives that community pools should remain closed at the present time. The inability to monitor social distancing and the need to clean the pool furniture each time any resident leaves the pool area would make it impossible. The bathrooms must also remain closed per order of the state. We have reached out to the state and will continue to monitor the situation. We will open the pools just as soon as possible. We will send an update as soon as we hear something new but will be in contact by June 8th with the current information if we have not reached out before that time.

4) Work order requests: Work orders continue to be completed; however, due to budget concerns because of the virus-related unemployment affecting our accounts receivable, we will be concentrating on emergency and safety issues first. As the budget allows, all work orders that are association responsibility will be completed.

5) Decks: – All homeowners are required to stain their decks this year. Newly constructed decks that have not yet been stained for the first time are the only exception. If you are unable or do not want to do the staining yourself, you can use a contractor of your choice. If you need assistance finding one, contact the property manager for referrals. The cost of the staining is the responsibility of the homeowner. The stain type and color specs are here. Sherwin Williams on Amherst Street has the color specs, and the stain can also be purchased at that location. You can use another store as long as you are able to get the same color formulation. Inspections will be done in the fall and any deck not in compliance will be stained by the association, and the cost charged back to the
homeowner.

We want to let you know that all capital projects previously approved in the 2020 budget will be completed this year.

Rest assured that even though there are many restrictions because of the virus, we are still working for the benefit of the community to the best of our ability.

Update on Schedule of Board Meetings/Annual Meeting

We hope all of you are doing well in these trying times.

As you know, the Governor has extended New Hampshire’s Stay-at-Home order through May 31st. With that order, we cannot hold our monthly Board Meetings. The clubhouse remains closed until further notice. The Annual Meeting normally scheduled in June will also be postponed. The hotel is closed under the Stay-at-Home order.

When the order is lifted and/or any further guidelines are released, we’ll update the community on the meeting schedule. Our Bylaws do not permit electronic meetings currently. The Board is working at changing this, but it will take some time to get through the process.

Broad St. Elementary School Parade

A message from Broad St. Elementary School:

School staff will be parading in cars through the Broad Street neighborhoods on Wednesday, April 1st. The parade kicks off at 1 pm.

We will have a police escort and ask that families come outside their homes so our teachers can wave and cheer for you (and maybe you can cheer for your teachers too!).

A reminder that we are still social distancing. Please do NOT gather near one another – this is not a time to socialize. We are certain we can bring the community together in a positive way by continuing to be safe and social distance from one another.

We look forward to seeing all of you on Wednesday! We miss you all and appreciate all the work you are doing at home. Stay healthy!

Guidelines for Flushing

Good afternoon,

We hope everyone is doing and holding up well during these uncertain times. This is a simple reminder that ONLY toilet paper should be flushed. So-called “flushable wipes,” paper towels, tissues, etc. will compromise VKF’s septic system, the two pumps, and the waste treatment plant for Nashua.

Pump repairs can be expensive, and the association has had problems with clogs caused by wipes many times over the years. Be well and please do not hesitate to reach out to us with any questions.

Update: March Monthly Meeting and Property Manager’s Office

Due to the coronavirus outbreak, the Property Manager’s office will be closed to everyone for a period of time.

Our property manager David will be on-site as he is every day, however, he will address any and all requests for service, request for information and any other issue that any homeowner may have through the use of either a phone call or email.

We hope that all the home owners realize that we are taking any all and all precautions that are reasonable to make sure that everyone remains safe and that any probable contact remains at a minimum during these uncertain times.

Also, the monthly Board meeting, scheduled for Tuesday, March 17 has been canceled. The Board will continue to address all association business via email or phone. Any questions or concerns can be relayed to the Board via board@kesslerfarms.com.

Vandalism at Rear Gate

The gate exiting Glencliff Way was vandalized earlier today. The gate was snapped off and left in the middle of the road.

This is one of several cases of vandalism in our neighborhood over the past 12 months. The Board has taken measures aimed at deterring these crimes, but we still need the help of homeowners.

If you see suspicious activity on the property, please call the police and alert the property manager immediately.

Coyote sightings on Foxmoor Circle

There have been multiple sightings of coyotes in the area of Foxmoor Circle. We ask that food (pets, wildlife, etc) not be placed outdoors.

Please report any coyote sightings to the Property Manager. Thank you for your help and cooperation in this matter.

Christmas Tree Pickup

MD Trash Removal will pick up Christmas trees on Friday, January 10.

Please have your tree outside by 7 am. All decorations must be removed. This will be a one time pick up. Unit owners who miss the pick-up will be responsible for the disposal of the tree.

Trash Pickup Delay and 2020 Recycle Schedule

Due to the New Year’s holiday, trash pickup will occur on Friday, Jan. 3. The date for the Christmas tree pickup will be announced shortly.

Reminder:

Trash is picked up WEEKLY on Thursday (with the exception of weeks that have holidays, which will push it back a day, like this week it will be Friday).

Recycling is EVERY OTHER WEEK with trash pickup on Thursdays, beginning next week, January 9th (Odd weeks).

Please remember to have trash barrels out by 6:45 AM and 3-feet from the curb. Also, recycling must be separated from the trash in order for the barrel to be emptied.

Budget Meeting: Dec. 17th @ 6pm

The board will hold a budget meeting at the main clubhouse next Tuesday, December 17 at 6:00 pm to allow the homeowners to ask questions or comment on the FY 2020 budget that you all received in the mail last week.

This meeting will be solely for the discussion on the 2020 budget and will be followed by the regular board meeting at 7:00 pm.
